Poor Ventilation
Without adequate airflow, humid air from hand washing and general use builds up and creates the conditions in which bacteria, mould and insects all thrive. Signs to look for:
- Condensation on walls or ceilings that does not clear between uses
- A stale or musty smell that persists after cleaning
- Mould appearing around extractor fan grilles or in ceiling corners
Extraction fan filters collect dust over time, reducing effectiveness. These should be cleaned or replaced at the start of summer and tested to confirm they are drawing air at the correct rate.
Mould on Grout and Seals

Condensation Around Fixtures
The temperature difference between cold water pipes and warm summer air causes condensation to form on cisterns, pipework and the underside of basin units. Left unmanaged, this surface moisture encourages mould and can damage flooring and cabinetry over time.
Condensation on the outside of a toilet cistern is often mistaken for a leak. If water is pooling at the base of a fixture, check whether it is running down the outside of the unit in warm conditions or coming from a supply or waste connection, as the cause determines the fix.
Surface Or Fixture Deterioration
Heat accelerates the wear of many materials commonly found in commercial washrooms. Prolonged exposure to high temperatures and humidity causes sealants to crack and shrink, chrome fittings to corrode more quickly and surface coatings on fixtures to blister or discolour.
Things to inspect during summer:
- Sealant around basins, toilet pans and wall junctions for cracking, shrinkage or discolouration
- Chrome taps, handles and flush plates for corrosion, pitting or surface breakdown
- Sanitaryware surfaces for chips, crazing or worn glazing that makes cleaning less effective
- Wall panels and partitions for warping, delamination or joint separation caused by heat and moisture
